Preparing an Offer
Preparing an offer is part psychology and part science. Its a matter of balancing price and conditions. Often offering a favorable conditions such as the sellers choice closing date or demonstrating financial security is more important than offering the highest price. So I always call the listing agent and talk to them about to the seller before finally preparing the offer.
Pricing
The price we go in with is critical. You want it to reflect the true market value of the property so the seller will take your offer seriously. On the other hand, you don’t want to go in too high and risk overpaying for the home. You may have to contend with other buyers. We will discus various pricing strategies that will depend upon market conditions and how much you want that particular house. I will make my recommendation but after discussion, you will decide.
Besides price we have to decide on your deposit, the additional clauses, what is included and the closing date. I have prepared hundreds of offers for everything from land to condominiums to single family homes so this is not a problem. There is a library of prepared clauses to add to a standard set of forms and we will decide which ones to include to protect your interest.
We will also show how the transaction is to be funded and, if there is a financing condition, how we have taken steps to minimize any uncertainty. You may remember I mentioned that this was important in the financing section.
I have also found that a letter from the buyer to the seller, explaining why they want to buy the house can sway the vendor. I can suggest what you include to help your offer.
Don’t worry. I know how to prepare a winning offer and get you the property at the lowest possible price. In fact, I look after your interests throughout the entire process.
How the Offer Preparing Works
When you decide to make an offer on a home, here’s what typically happens:
- I’ll prepare the necessary documents for your signature. When you sign you are making an irrevocable, though probably conditional contract. I want you to be sure that you understand every clause and take it very seriously.
- I present your offer to the seller and his or her real estate agent.
- If the offer isn’t accepted, or if the seller makes a counter-offer, I’ll work with the seller’s agent, skillfully negotiating on your behalf to make a deal.
- You will be involved throughout the entire process. You’re never in the dark when you work with me.
- Once the seller agrees to a deal, I’ll help lead you through removal of any conditions and closing the deal. Then, the home is yours. Congratulations!
I realize that making an offer can seem like the nail-biting part of the process. It doesn’t have to be. That’s the advantage of selecting a real estate agent who, like me, puts clients first. When you go after a property you really want, you can take comfort in knowing you have an expert on your side… someone who knows how to get that home for you.
