Buyer’s Agent? Do You Need One?
A Buyer’s Agent? Do you need one? If you’re planning on buying a home, you may do some shopping around on your own. Check out a few open houses or call the number on a For Sale sign to schedule a private viewing of that property. Is that all you need to know?
Yes, you can do all of that on your own, but please remember, the listing agent is under contract with the seller who has set the asking price. That agent is only allowed to reveal the information in the listing. He or she is working for the seller and is usually mandated to sell the property for the best price that they can. Canadian Privacy regulations prevent you from learning important detail that help you make a wise decision. Statistics prove that you’ll be more successful in finding your dream home at the right price with your own personal buyer’s agent.
Your Buyers Agent Works for You
By appointing a buyer’s agent as your personal representative, signing a Buyer’s Representative Agreement (BRA), you engage somebody to represent YOUR interests. Learn what the government has to say about this. However, most buyers agents want to know how many bathrooms and bedrooms you need. How much you have to spend and just a few basic specs. Because you need to know the full story, during each viewing, I will give you the inside scoop on that property. I will also point out desirable features, and potential “issues”, that you might otherwise miss. Because the better that I know you, the better that I can help you. I’ll also be listening, questioning and watching you like a Hawk for body language hints of your likes and dislikes. After 4-5 viewings I usually know what you want and where to find it.

Your Buyer’s Agent is Negotiating for YOU
When it comes time to make an offer, I will suggest including clauses that help you get the best outcome. I anticipate obstacles and will also do my best to protect you from hazards. As your Buyer’s agent, I will present and negotiate it on your behalf. If you don’t have your own real estate agent, you would have to deal directly with the seller’s agent, who is legally obliged to work in the seller’s best interests – not yours.
Bottom line: I, as your own buyer’s agent am there for you, every step of the way. At least, that’s how I work with my clients.
