Ensuring Viewings are Successful
Viewings are all by appointment only and a licensed agent will always accompany the visitors. In the past open houses provided opportunities for visitors to view your property and get a sense of what it is like to live there.
Viewings During an Open House
In the past, though I made considerable efforts to screen the visitors and collect contact data for security and business purposes, some visitors evaded the system.
Covid 19 created new challenges for viewings. To deal with this the concept of “Open House By Appointment Only” was developed. Anybody wishing to view a home may set up an appointment, but I can control the visit. I take them one family at a time and get an e-mail address to confirm the appointment. During the visit I am able to point out the benefits of the property. I am also able to assess their interest and help them with their deliberations. This protects your property and interests much better.
Preparing for Viewings
You will want them to impress them by what they see – and motivate them to make an offer. So it is important that the house looks its best. Implement as many of the ten staging secrets as practical.
It is also important that you keep well away from the visitors during viewings. If you are close the potential buyer may not make comments that may be explained or countered. Also, they may appear supper critical as a precursor to a low offer.
As your real estate agent, I ensure we maximize the potential of every viewing and open house. To accomplish that, I advise you on how best to prepare your property, I market it to qualified buyers, and then, at viewings, draw their attention to the great qualities of your house.
When it comes to scheduling, I coordinate with you to select days and times that are as convenient as possible. I use the “Showing Time” app to ensure great communication between you, me and co-operating agents. Obviously, I encourage you to be as flexible as you can, as that will enable more buyers to see your property. Weekends, in particular, are popular for viewings.
Preparing for Viewings
Although I do most of the work, there are a few things you can do to make viewings more successful:
- Make sure your house is neat and clean.
- Remove personal items such as family pictures. This makes it easier for buyers to imagine themselves living in the house.
- Find a place to go, such as a park or shopping mall. Buyers are more comfortable if they can view the property without you there.
- If possible, remove your pets. You can take them for a walk, or to a local pet sitting service or kennel.
- Ensure the walkway leading up to your house is clear.

I realize viewings and open houses can be a little inconvenient. As your real estate agent, I will do my best to minimize the disruptions. I will pre-advertise to line up buyers before we start viewings. I will focus on bringing in serious buyers, rather than those who are merely curious. This speeds up the process and increases the likelihood of a buyer seeing your property, becoming interested, and making an offer.
